Are you in the market to sell your home? Maybe you're looking to downsize and are interested in some of Chicago's luxury condos for sale? Or maybe you want to get your feet wet in the real estate market? No matter what your goal is, most real estate agents will tell you that it's important that you stage your home correctly in order to appeal to prospective buyers.

As of 2013, 65.2% of all families owned their primary residence. This is fantastic to keep in mind when you go to sell, as you are able to have full creative inspiration when it comes to staging. Here are five staging tips—Chicago real estate agent approved—that you should forget when it's time to put your house on the market.

First things first...

Don't forget the curb appeal of your home! First impressions are often the most important, and you'll want to do everything you can to make sure your home looks welcoming. Think about what captures your attention when you're walking or driving down a street like your own and copy it. Some things to do include power washing the sidewalks, cleaning the windows, mowing your lawn, and repainting the porch. With a little bit of effort, you can really freshen it up!

Concentrate on the porch

This trick is easy but packs a punch. Deck out your porch with bouquets of fresh flowers, a tidy welcome mat, and a chair or two if you can fit it. After all, your porch is an extension of your home and the first place you greet guests and family members! During an open house, some prospective buyers won't even bother to visit the rest of the property if the porch doesn't leave the right impression.

Put away all clutter

Even if it is part of your decor, it's important to remove all the clutter from your home. Think of it this way, if you are looking at a Chicago condo for sale, you may not want to see too many of the owner's personal effects in the space. Instead, you want to image how it will look when you live there. Clearing clutter from your home or condo will give the buyer an idea of how they can customize the home to make it their own and eliminate the uncomfortable feeling of encroaching on another's property.

The dining room needs some love too

The dining room is quite often overlooked in the staging process by home sellers, but it's an important hub of family life in so many Chicago homes. Get out your best dishware and style it with visitors in mind to boost the appeal. Pretend that you're having important guests over for dinner, and don't forget a centerpiece and placemats! Your next visitors might be the most important ones when it comes to selling your Chicago home or condo.

Take your furniture away from the walls

Not only does this make any space look bigger, it shows the buyer you have nothing to hide. Show visitors that there aren't any rotted walls or scratched molding by keeping a gap between the furnishings and the wall. Along the same lines, it's also a good idea to go with a symmetrical arrangement of your furniture as it creates a conversational atmosphere. As with the other tips in this guide, it's all about helping visitors imagine themselves living comfortably in this space.
