When you want to make a good first impression, looks matter—and when it comes to showing your home, you want to wow everyone that comes through the entry. In order to do so, there are a few tips and tricks that real estate agents suggest to make homes look more welcoming.

Nearly all REALTORs report that their buyers are influenced by home staging. Staging a property can help create a more inviting space without spending a ton of money on renovations. In fact, the median cost to stage a home is just $675. With that in mind, here are some tips to really boost your property's appeal:

1. Make sure that your home is spotless.

This should be your first priority when showing your home. There should be no clutter on any tables or counter tops, and no unnecessary appliances on display. You want to show off the space of your home, not take it up.

Your home should not look as if no one lives there. Give it a homey flair by adding a vase of freshly cut flowers on an accent table, or a basket of farmer's market produce on the kitchen table.

2. Liven up the fireplace.

Do you have a brick fireplace that's a huge eyesore in your otherwise modern living room? Instead of spending the money on having it ripped out or replaced, simply freshen up the space. Apply a thin layer of paint to the bricks one by one with a rag or roller. This way you can tone down its overwhelming appearance and match the bricks to the walls. The room will feel much lest disrupted and have a better flow.

3. Recolor those cabinets.

The same thing goes for kitchen cabinets. While your cabinets may seem dated, the fact is that they probably just need an upgrade. Instead of having them replaced, refinish them with a flattering stain. A new color on your cabinets can really help tie the room together. Exchange the hardware, as well, for something more fitting and you'll have a brand new set of cabinets without breaking the bank.

4. Install new kitchen appliances.

New kitchen appliances can make a world of difference. When the dishwasher or microwave are dated, it's hard for many buyers to see past them to a beautifully designed space. With new appliances, the buyer can better envision how they would like their space to look.

5. Let them see the light.

Natural light is a coveted feature in all areas of real estate. If your space is lacking windows in the right spots, choose light-colored paints and furniture to make the space appear brighter. Also, take advantage of the light that you do have and keep the curtains or blinds open to maximize brightness.
