Many of these are minor fixes that can go a long way in establishing a good first impression of the home on the market.
1. Take a step back and be objective.
Your daughter may have loved that lime green bedroom in 2001, but a potential buyer might not be such a big fan. If any of your walls or rooms are painted an unusual or “off” color, repaint! An over-the-top wall color may prevent buyers from being able to picture how their furniture and belongings will fit into the space. A new coat of paint will give your Chicago home a fresh feeling, as well as help buyers see the potential in the home.
2. Less is more applies to everything in your home.
Clutter can seriously detract from your home’s appeal. Remove not only personal photos, but also everything on top of the counters in the kitchen and baths, desks, dressers, etc. Remember you want the prospective buyer to imagine their belongs and furnishings in your property.
3. Straighten it out!
Furniture should be parallel to a wall. People have a hard time walking into a room and seeing couches, beds, etc. on an angle in a room. It typically just feels off, and it also has a tendency to make the room feel smaller.
4. Schedule an appointment with a stager.
A professional stager can make a world of difference. It’s remarkable the suggestions they will have for furniture placement and colors to make a room pop. Working with a professional often makes the difference between a home sitting on the market or selling more quickly and at a higher price.
5. Invest in high-quality home photography.
Since most people (over 80%) begin their search on the internet, it is paramount that you have the highest quality images of your home. Make sure to schedule your photography on a sunny day, encourage your agent to spend the additional money to bring the view into your rooms with digital enhancement. The quality of photography be the defining difference between a browsing buyer visiting your property or simply skipping on to the next listing.
